The new LEED Gold Certified Andrew Sheret Building at 740 Hillside Avenue in Victoria, BC is a modern 6-storey commercial facility (8 storeys from Market Street) comprising 50,000 sq.ft. of Class A office space, 16,000 sq.ft. of ground floor retail space, and underground parking for 126 vehicles. The building also features a common boardroom, an onsite daycare centre, food space, warehouse space, plus secure bicycle storage, a gym, and accompanying showers and change rooms for staff.
 
Corporate headquarters to the 125-year-old plumbing and heating giant Andrew Sheret Limited (ASL), which occupies more than 50% of the building, this contemporary commercial building also includes a 3,500 sq.ft. Splashes bath and kitchen showroom and retail outlet on the main level. 
 
AME was the base building consultant for this new building and has also carried out multiple tenant improvements for additional clients who have since moved in. Highlights of AME's mechanical design include recovery and storage of rainwater and nuisance groundwater for irrigation and toilet flushing, solar hot water heating for domestic hot water and building heat, and a combination of air source heat pumps, water-to-water heat pumps and condensing boilers to achieve simultaneous and peak heating and cooling loads. Additional green features include high efficiency lighting and low emissivity window glazing.
 
The building is a showcase for innovation and technology. It was targeted for - and achieved - high standards of sustainability that contributed to the project's LEED Gold certification. Of particular note, the design achieved the maximum 10 credits for Water Efficiency and 8 credits for Energy Performance, the latter being significant due to the Owner's desire to have a high percentage of exterior glazing.
