PROJECT HIGHLIGHTS

Set to redefine sustainable office spaces, BentallGreenOak is constructing a ten-storey mass timber office tower at 2150 Keith Drive in Vancouver, BC. This revolutionary development spans approximately 160,000 sq.ft. including four levels of underground parking.

Constructed to meet the rigorous standards of LEED Gold and Salmon Safe certifications, the building exemplifies forward-thinking design and construction practices. The project has achieved a remarkable feat of being fully electrified, eliminating natural gas consumption on site. Currently performing at an Energy Step Code 3 level, it has been recognized with the CleanBC Better Building Award.

The innovative design features a fully electrified mechanical plant and incorporates airside heat recovery and demand-controlled ventilation. The building’s envelope has been optimized using high-performance triple-glazed curtain walls, resulting in a low Thermal Energy Demand Intensity (TEDI) design.

Notably, the project significantly reduces its carbon footprint by using mass timber construction, which contributes to lower embodied carbon. This innovative approach was made possible through the combined efforts of our Building Performance Team, Dialog, and our Mechanical Engineering team, who saw the design was code compliant by performing Clean BC energy modelling.
