This office tenant improvement project involved the complete mechanical design for O’M Engineering’s new 2,600 sq. ft. workspace. The scope included an open-plan office, washrooms, and a kitchen designed to complement an open ceiling concept and modern interior aesthetic.
As the first tenant in a newly constructed shell space, O’M Engineering prioritized cost efficiency by reusing existing base building equipment wherever possible. AME developed a mechanical strategy that aligned with these parameters while supporting the architectural vision and maintaining occupant comfort.
The design incorporated high-efficiency Energy Recovery Ventilation units with over 85% effectiveness to meet building requirements. The resulting mechanical systems delivered an energy-efficient, cost-conscious solution within the project schedule, creating a functional and cohesive workspace that balances performance, sustainability, and budget.
