The Yates on Yates is a mixed-use residential development featuring two high-rise towers connected by a shared underground parkade, with street-level retail and a landscaped central courtyard. AME provided mechanical design services for both towers and the shared infrastructure, supporting a blend of market and below-market housing alongside flexible commercial spaces designed to accommodate a range of future tenants, including restaurant use.
Each tower employs a mechanical approach tailored to its residential program. One tower uses vertical in-suite heat pump systems to provide heating and cooling, while the other relies on baseboard heating. Commercial units were designed with pre-installed plumbing and ventilation rough-ins to support food service fit-outs, and rooftop amenity areas required gas, plumbing, and careful coordination for outdoor use. The design addressed complex constraints typical of dense urban developments, including limited ceiling space, in-slab ductwork coordination, vertical piping distribution, and parkade ventilation systems designed to support fire safety, smoke control, and required vehicle clearances.
