PROJECT HIGHLIGHTS

Third Space Properties pursued BOMA BEST recertification for a multi-tenant commercial office and retail building and required a detailed assessment of energy performance and water efficiency for shared mechanical systems. The building presented elevated water consumption due to high-demand tenant operations, requiring recommendations that aligned with existing use and operational constraints.

AME completed a comprehensive energy and water audit that included a site review, utility data analysis, and interviews with building operations staff. The assessment evaluated retrofit opportunities for the central heating plant, variable speed control for circulator pumps, and conversion of pneumatic controls to digital systems. The water audit examined fixture performance and identified compatible low-flow replacement opportunities. Energy savings were calculated for each measure, and findings were documented in a report with prioritized recommendations and implementation considerations.

The results supported the BOMA BEST recertification submission and established a practical roadmap for future upgrades while maintaining reliable service for tenants. The study was delivered on schedule and within the established fee, aligning performance improvements with the owner’s long-term operational objectives.
