This project transformed a former language school into a new urgent and primary care centre, bringing
clinical care, staff support, and diagnostic imaging together within a single facility. The renovated space
includes examination and consultation rooms, waiting areas, offices, staff spaces, and X-ray and
ultrasound suites. Indigenous artwork by Squamish Nation artist Jody Broomfield was also incorporated
into the interior, with four panels representing the seasons and reflecting the year-round care provided by
clinic staff.
AME provided mechanical and plumbing design services for the renovation, integrating new healthcare
requirements with the existing base-building systems. During construction, unforeseen below-grade
structural conditions required the drainage design to be revised, with piping rerouted above the floor and
a pumped drainage solution coordinated with the City of Vancouver plumbing inspector. Limited ceiling
space also required careful coordination of ductwork and mechanical distribution, with AME working
closely with the architect and contractor to adapt the design and support installation within the existing
building constraints.
